Why Palm Beach County Homeowners Choose PBC Home Watch
Palm Beach Home Watch is locally owned and operated from Wellington, Florida. Every property we inspect is within our own county, every inspector on the schedule is background checked, and every client has direct access to the management team at 561-913-2023. We are not a franchise, there is no regional office in another state, and no call center ever stands between you and the person who walks your home.
We are an active member of the National Home Watch Association. NHWA membership sets the professional bar for this industry: verified insurance coverage, background screening for anyone entering a client property, and a documented inspection standard that carriers and HOAs recognize. We are fully insured, and a Certificate of Insurance is provided on request naming your property, association, or building as additional insured.
Every visit is GPS verified and timestamped, and every visit produces a photo report emailed to you the same day. There are no long-term contracts. You set the frequency, you can pause or resume around your travel calendar, and you always know exactly when we were at your property and what we found.

Hurricane Season Home Watch in Palm Beach County
Hurricane season runs June 1 through November 30, and it is the single most important stretch of the year for an unoccupied Palm Beach County home. Before a named storm arrives we conduct a documented pre-storm visit: shutters and impact protection verified, loose exterior items secured, gutters and drains cleared, pool level adjusted, generator fuel and start-up checked where installed, and interior systems set to ride out a power outage safely. Every step is photographed and timestamped.
After the storm, once access is safe, we return for a post-storm inspection covering roof and tile, windows and shutters, water intrusion at doors and sliders, screen enclosures, fallen trees and debris, pool condition, and whether power and HVAC have come back online. Those timestamped photographs are exactly the documentation an insurance adjuster asks for, and exactly what most owners cannot produce from out of state.
We monitor National Hurricane Center advisories through the season and schedule proactive checks around named-storm activity rather than waiting for the phone to ring. Weekly visits are strongly recommended from June through November. Call 561-913-2023 to set your hurricane season schedule.
Palm Beach County Home Watch — Company Resources
What Our NHWA Membership Means for You
The National Home Watch Association is the accrediting body for professional home watch in the United States. It exists because the industry has a low barrier to entry: anyone can print a business card and offer to check on a house. NHWA membership requires verified general liability insurance, background screening, and adherence to a documented inspection and reporting standard.
For a Palm Beach County homeowner, that matters in two concrete ways. First, insurance carriers increasingly ask whether an unoccupied home is under documented professional inspection — and a report from an accredited, insured company carries weight that a neighbor's text message does not. Second, HOA and building management in gated communities routinely require a Certificate of Insurance and vendor credentialing before granting access. Our NHWA membership and insurance make that approval process straightforward.
Palm Beach Home Watch maintains active NHWA membership year round. Ask us for our certificate and our COI at any time — call 561-913-2023 or email admin@pbchomewatch.com.
