Seasonal Opening Service

Before you return for the season, we prepare your home so it is ready the moment you arrive. Our pre-arrival protocol includes: setting the air conditioning to your preferred temperature 24 to 48 hours before arrival, verifying every system is functioning, testing water pressure and running every faucet, checking the refrigerator and freezer, stocking groceries and fresh linens if requested, and conducting a final walk-through the day before you land.

You step off the plane and walk into a home that is cool, clean, ready, and exactly as it should be — not a home that needs a day of unpacking, appointments, and rebooting.

Seasonal Closing Service

When you depart for the season, we secure your home properly. All windows and doors are verified secured. The air conditioning is set to away temperature — high enough to save on electricity, low enough to protect against humidity and mold. Water can be shut off at the main if requested. The exterior is secured. Vehicles are properly stored.

You leave knowing your Palm Beach County property is not just locked up — it is professionally prepared for the months ahead and will be inspected on a documented schedule the entire time you are away.

Mail, Packages, and Vendor Coordination

Nothing accumulates at your door. Mail is collected and managed. Deliveries are received and stored securely. If a contractor, cleaner, or utility technician needs access to your home while you are away, we coordinate the appointment, meet them on site, and document everything.

Weekly Inspections All Season Long

Between your departure and return, we inspect your Palm Beach County home every week — or every two weeks — on a documented schedule. Every visit includes a full interior and exterior protocol and a detailed photo report delivered by email.
