From our Wellington base, Palm Beach Gardens and Jupiter sit twenty-five to forty minutes north, Boca Raton and Highland Beach thirty to forty-five minutes south, and the Palm Beach island and West Palm Beach waterfront under thirty minutes east.

We deliberately do not extend the service map into Broward, Miami-Dade, or the Treasure Coast beyond selected Martin County addresses. HOA and Association Communities

Most of the properties we inspect sit inside an association with its own rules on vendor registration, hours of access, background documentation, and insurance certificates. We complete that credentialing during onboarding: registering as an approved vendor, providing a Certificate of Insurance naming the association as additional insured where required, and getting our vehicles and inspectors on the approved list before the first scheduled visit.

We also inspect for compliance, because association fines are one of the most avoidable costs an absent owner incurs. Lawn height, hedge lines, visible trash cans, storm debris, driveway staining, mildew on walls and roofs, faded paint, package accumulation, and unauthorized parking all generate violation letters that arrive at an out-of-state address and escalate while nobody reads them. Our reports flag those conditions early and we can coordinate correction before a fine is issued.

Gated and Guard-Attended Communities

Gated community access is a solved problem for us. Our inspectors are pre-credentialed at the guardhouse, listed on your permanent vendor authorization, and equipped with any required transponders, barcodes, or gate codes before the first visit. We do not negotiate access at the callbox, and we never ask a guard to bend a rule — both are fast ways to lose standing in a community we work in every week.

In guard-attended country clubs, we also coordinate with club operations where club membership rules affect access to the residence — cart paths, service entrances, seasonal gate hours, and holiday closures. Waterfront properties get an expanded inspection because the failure modes are different. Along the intracoastal in Jupiter, North Palm Beach, Manalapan, Ocean Ridge, Gulf Stream, and Boca Raton we inspect dock decking and hardware, piling condition at the waterline, boat lift cables, motors, and bunks, seawall cracking and cap separation, and tidal debris accumulation.

On oceanfront properties in Palm Beach, Highland Beach, Singer Island, Jupiter Island, and Delray Beach, salt-air corrosion is the dominant long-term threat. We inspect exterior hardware, hurricane shutter tracks and motors, railing anchors, window and slider seals, and — critically — the outdoor HVAC condenser coil, which corrodes far faster within a few hundred yards of the ocean than the same unit two miles inland.

Equestrian, Estate, and Acreage Properties

Wellington's equestrian corridor and the acreage west of it require a fundamentally larger inspection: main residence plus barn interiors, tack and feed rooms, wash racks, water troughs and automatic waterers, well and pump equipment, generators and fuel, paddock fencing and gates, arena footing and irrigation, and guest or groom quarters. Off-season heat and humidity in a closed barn cause tack mildew, feed spoilage, and pest infestation quickly.

Estate properties across the county add elevators, wine rooms and their cooling units, whole-house generators, water treatment systems, automation and camera panels, guest houses, staff quarters, and multiple mechanical rooms. Storm Season

Hurricane Season Home Watch in Palm Beach County

Florida's hurricane season runs June 1 through November 30, and it is the period when an unoccupied Palm Beach County property is most exposed.
