Why We Started PBC Home Watch
PBC Home Watch was founded in Wellington by an owner-operator who spent years working inside Palm Beach County homes through the seasonal cycle — arriving at properties after owners had been gone for months and finding damage that had been building the entire time. A supply line that let go in June and ran until October. An air handler that iced, thawed, and soaked a ceiling. A pool pump that lost prime and turned a resort-quality pool green while a lawn crew mowed past it every week without ever looking inside.
In nearly every one of those cases somebody had been paid to "check on the house." A neighbor, a cleaner, a landscaper, a relative who lived forty minutes away. None of them were trained, none carried the right insurance, none documented what they saw, and none of them could tell an adjuster when the loss began. That gap is the entire reason this company exists. We built PBC Home Watch to be the opposite of a favor: a credentialed, insured, documented professional service with a written record for every single visit.
Our Inspection Philosophy
Our philosophy is simple. A home watch visit is not a drive-by and it is not a security patrol. It is a systematic inspection of the property's interior, exterior, and mechanical systems by a trained inspector who follows the same checklist in the same order every visit, so that a change from the previous visit stands out immediately. Consistency is what produces early detection. Randomness produces missed damage.
We also believe the inspector's job is to think like the failure, not just look at the house. Water does not announce itself at the ceiling — it announces itself as a musty note in the hallway, a damp baseboard behind a nightstand, a water heater pan with a ring in it, a toilet that will not stop trickling. Pests do not announce themselves at the door — they announce themselves as droppings behind an appliance or fine sawdust at a door casing. We inspect for the early signal, and we photograph it whether it looks urgent or not, because a photo taken this week is the evidence that dates a problem next quarter.
Our Technology — GPS Verification, Photo Documentation, Same-Day Reports
Every PBC Home Watch visit is GPS verified. Our inspection software captures the arrival and departure at your property's coordinates, so the record of the visit is not a claim we make — it is data attached to a timestamp. If you ever need to prove to an insurer, an association, or a family member that the home was professionally inspected on a specific date, that proof exists.
Every visit is photo documented. We capture standard reference photos of the interior, the mechanical equipment, the exterior elevations, and the pool and water features, plus close-up photos of anything that changed or concerns us. Reports are generated in the field and delivered the same day by email, so you know the condition of your property while the inspection is still fresh. Urgent findings do not wait for the report — you get a phone call from 561-913-2023 immediately, followed by photos and a written summary.
Our Service Standards
We hold ourselves to standards that are written down and non-negotiable. Inspections happen on the agreed schedule, not "around" it. Every inspector arrives credentialed at the gate, registered with the association, and known to the guardhouse before the first visit — never negotiating access at the callbox while your neighbors watch. Nothing in your home is moved, used, or touched beyond what the inspection requires. Discretion is absolute; we do not discuss clients, addresses, or occupancy patterns with anyone.
We also hold a standard on communication. You will not be routed through a call center, a chatbot, or a ticket queue. When you call 561-913-2023 during the season or in the middle of a storm week, you reach the people who actually walk your property. That is a deliberate limit on how large we let the company grow in any one area, because service quality in home watch collapses the moment volume outruns accountability.
NHWA Membership — What It Actually Means
PBC Home Watch is a member of the National Home Watch Association, the industry body that sets the accreditation standard for this profession. NHWA membership is not a logo you buy. It requires verified general liability coverage, verified bonding, criminal background screening on the people entering client homes, and adherence to a written code of ethics and professional standards for inspection and reporting.
That matters to homeowners because home watch is an unlicensed trade in Florida. Anyone can print a business card and call themselves a home watch provider tomorrow morning. NHWA membership is one of the few external, verifiable filters that separates a credentialed professional company from an individual with a key and no coverage. You can read more on our NHWA certification page and verify membership directly through nhwa.org.
Insurance, Bonding, and Background Checks
We carry general liability insurance and are bonded, and we will provide a Certificate of Insurance naming your property, your association, or your building as additional insured before the first visit. High-rise buildings and country club associations in Palm Beach County routinely require this before issuing vendor credentials, and we handle that paperwork as part of onboarding rather than leaving it to you.
Every person who enters a client home passes a criminal background check before they are allowed to work unaccompanied, and every inspector is trained on our checklist, our reporting software, and our confidentiality standards before carrying a schedule of their own. We do not subcontract inspections to gig labor, and we do not hand your access codes to a rotating cast of strangers.
Our Service Area — Thirty Cities and Every Luxury Community
We serve the entire county: Wellington, Palm Beach Gardens, Jupiter, Jupiter Island, Tequesta, Juno Beach, North Palm Beach, Palm Beach Shores, Singer Island, Riviera Beach, West Palm Beach, Palm Beach, Palm Beach Gardens, Lake Worth Beach, Lantana, Manalapan, Hypoluxo, Ocean Ridge, Gulf Stream, Boynton Beach, Delray Beach, Highland Beach, Boca Raton, Royal Palm Beach, Loxahatchee Groves, The Acreage, Greenacres, Palm Springs, Atlantis, and Jupiter Farms, along with neighboring Martin County communities.
Within those cities we work in the county's most demanding communities — Admirals Cove, Jupiter Island estates, BallenIsles, Old Palm, Frenchman's Creek, Mirasol, PGA National, St Andrews Country Club, Boca West, The Sanctuary, Addison Reserve, Mizner Country Club, Palm Beach Polo, Grand Prix Village, Palm Beach Point, and the Palm Beach and Manalapan oceanfront. Our full service area page lists every city with its response profile.
Our Team — Direct Owner Access
PBC Home Watch is owner-operated from Wellington, and the management team personally handles client relationships, scheduling exceptions, and every urgent call. When something goes wrong at your property at nine on a Sunday night, the person deciding what to do next is the owner of the company, not a dispatcher reading a script.
That structure is the entire product. Home watch is a trust business — you are handing over the keys, the alarm codes, and the knowledge that your house is empty. We keep the chain of accountability one person long on purpose. You can read more about our inspector standards on our inspection process page, or simply call 561-913-2023 and talk to the owner today.
Local Palm Beach County Knowledge
Local knowledge is operational, not decorative. It is knowing that a Palm Beach island property needs a different salt-corrosion inspection cadence than a Wellington equestrian property with a barn, a well, and a generator. It is knowing which Boca Raton country clubs require vendor badging renewed annually, which Jupiter waterfront communities have bridge and dock rules that affect access, and which West Palm Beach high-rises require front-desk check-in with the unit owner's written authorization on file.
It is also knowing the weather. We watch the tropics the way an owner four states away cannot, and we know from experience which communities flood at the swale, which streets lose power first, and how long it typically takes for a Palm Beach County association to clear debris after a named storm. That knowledge is why our pre-storm and post-storm inspections start earlier and finish faster than a franchise operating from a national playbook.
Why Locally Owned Beats a National Franchise
National home watch franchises sell a brand, a software package, and a territory. What they cannot sell a franchisee is judgment in your specific community, and what they cannot give you is an owner whose reputation in Palm Beach County is the only asset the business has. When a franchise operator sells their territory, your service changes overnight and you find out afterward.
Locally owned means the person who answers the phone is the person accountable for the outcome, the response time is measured in minutes across a county we live in rather than hours from a regional hub, and the incentive structure rewards keeping a small number of clients extremely well served instead of hitting a corporate account quota. It also means we already have working relationships with the plumbers, electricians, HVAC techs, roofers, and restoration crews who actually show up in Palm Beach County — which is what determines how fast a problem stops costing you money.

To get started, call or email for a complimentary property walkthrough. We review the home, its systems, its access requirements, and your travel schedule, then build an inspection plan around the way you actually use the property. There is no pricing published on this site because a fifteen-hundred square foot condo on Singer Island and a waterfront estate in Admirals Cove are not the same job — we quote after we see the property.
Palm Beach County Communities We Serve
We inspect properties in Wellington, Palm Beach Gardens, Jupiter, Boca Raton, Delray Beach, West Palm Beach, Palm Beach, Boynton Beach, Manalapan, and Tequesta — along with more than ninety other Palm Beach County communities. Local knowledge matters: each of these communities has its own gate procedure, vendor registration process, and building or association rules, and we handle that credentialing before your first inspection rather than negotiating it at the gate.
