What Membership Requires
Verified general liability insurance, background screening for anyone entering a client property, and adherence to a documented inspection and reporting standard. Members operate as inspection services, not unlicensed contractors, and maintain records of every visit.
Florida issues no home watch license, which is exactly why an industry accreditation backed by insurance verification is the practical benchmark.
Why HOAs Care
Gated communities across Palm Beach County require credentialed vendors with insurance on file. Accreditation plus a Certificate of Insurance turns vendor approval into paperwork rather than a negotiation, at BallenIsles, Boca West, Admirals Cove, St Andrews Country Club, and the oceanfront buildings.
It also means the company can be admitted after hours when an emergency requires immediate access.
Why Insurers Care
Carriers and adjusters weigh the credibility of documentation on an unoccupied home. GPS-verified, timestamped reports from an insured, accredited company carry weight that informal check-ins do not.
For owners with policies that restrict coverage during long unoccupied periods, that distinction can matter at claim time.
Five Questions to Ask
Are you an NHWA member in current standing? Are you insured, and will you issue a COI naming my property or association? Are inspectors background checked? Do I get a timestamped photo report after every visit? Are you locally owned or a franchise dispatching from out of state?
Those five questions will eliminate most of the field before you discuss anything else.
